
It’s not often that people think about how to prepare to sell their house, but there is actually more that goes into it than you may think! So we want to share our knowledge with you so that you can get the most out of your home investment. Depending on your home, your agent may have specifics for how you specifically should prepare to list, but as a general rule of thumb, we encourage you to follow our “Must Do’s” to help you sell faster, and likely, for more than what you thought.
- In partnership with your agent, create a punch list of all the unfinished projects and work that needs to be completed and get it done. Decide what you want to spend on repairs and whether you’re going to complete the work yourself or get the help of a contractor.
- Work with your agent to come up with a good strategy to price your home correctly and list at the right time. Everybody wants to make as much money as possible but it’s important to be realistic. Your agent will research homes comparable to yours and, in combination with market conditions, will help you come up with the right strategy.
- Clean, declutter, depersonalize and stage. A clean, spacious and clutter free home will be most inviting to buyers. Move any items that personalize the home, like photos, mail, personal papers, and so on, that way you can present a blank slate to buyers and it will make it easier for them to see themselves living there.
- Always get professional pictures taken, pictures are the first thing that anyone will see and they can make or break your listing. This is how you show off your home!
- Be accommodating to buyers, in this crazy market it may even be best to leave town for the weekend to allow buyers more flexible times to visit.
- Accept any and all showing requests and when you can leave the place spotless.
The selling process can be tough and requires lots of preparation but with a little bit of help its definitely worth an accepted contract at the end of the day.
